How to Use Acquire.com’s CIM Builder
When selling your startup, one of the most important documents you’ll create is your CIM (Confidential Information Memorandum).
A guide to creating and exporting a polished Confidential Information Memorandum (CIM)

Your CIM helps buyers quickly understand your business, why it’s valuable, and what makes it a strong acquisition opportunity.
Use the CIM Builder to draft your content section-by-section, improve answers with AI, review everything in one place, and generate a final PDF.

1. Generate or Upload CIM
From your startup's listing page, scholl down to the CIM section and choose the path that fits your workflow:
- Select Generate CIM to use the guided builder.
- Select Upload file if you already have a finished CIM.
If you selected to upload your own CIM, you're done! Approved buyers will be able to access your CIM in the listing's CIM section. If you chose to use the builder, follow the steps below.
2. Complete all 7 CIM sections
The guided builder includes:
- Overview
- Customers
- Financials
- Sales
- Team
- Technology
- Brand
Each section includes focused prompts to help you explain your business clearly.
Use Next and Back to navigate, or click tabs to jump between sections.
3. Improve answers with AI and voice input
For each question, you can write your own response and optionally optimize it:
- Enter your answer.
- Click the AI optimize action.
- Review the AI Generation version.
- Choose the version you want to keep (your answer or AI answer).
If your browser supports speech recognition, you can also dictate responses using the microphone button.
4. Review and finalize before export
After finishing the last section, you’ll land on Review & Finalize Your CIM, where you can:
- Review all answers in one view
- Edit any response
- Upload your company logo
- Generate your final CIM PDF
5. Generate and download your CIM PDF
When you click Generate PDF:
- Your CIM is generated as a downloadable PDF
- The file is saved to your startup as a CIM attachment
- You’ll receive a success notification
Tips for best results
- Keep answers specific and concise.
- Use concrete numbers where possible (growth, customers, churn, margins).
- Use AI optimization to improve clarity, then make final edits in your own voice.
- Review every section before generating the final PDF.
