How to Use Acquire.com’s CIM Builder

When selling your startup, one of the most important documents you’ll create is your CIM (Confidential Information Memorandum).

The CIM (Confidential Information Memorandum) Builder allows sellers to generate a professional, investor-ready PDF directly from their listing.

Instead of creating a sales document from scratch, you can use the built-in tool to answer structured questions and automatically generate a formatted CIM.

This guide explains how it works.


Where to Find the CIM Builder

To access the tool:

  1. Log into your seller dashboard

  2. Open your startup listing

  3. Scroll to the Files section

  4. Locate the CIM area

  5. Click “Run CIM Builder”

You can also upload a custom CIM if you prefer to use your own document.


Step 1: Complete the Guided Questions

The CIM Builder walks you through structured sections covering:

These are the same topics buyers expect in a professional sales memorandum.

You can either:

  • Type your responses manually

  • Use the built-in voice dictation feature

If listing data is already available, some fields may be pre-filled. You can edit them at any time.


Step 2: Optimize With AI (Optional)

After writing your response, you can click “Optimize with AI.”

This feature:

  • Rewrites responses in a more polished format

You can choose to keep your original version, use the AI version, or edit either one.


Step 3: Review and Generate the PDF

After completing all sections, you’ll reach a summary screen where you can:

  • Review each answer

  • Make edits

  • Select your preferred version (original or AI)

Next, upload your company logo.

The system will automatically format your CIM and choose the appropriate design styling.

Click “Generate PDF.”

The platform will:

  • Create your CIM

  • Upload it to your Files section

  • Download a copy to your device


Managing Your CIM

After generation, you can:

  • Download the file anytime

  • Delete it

  • Regenerate an updated version

  • Replace it with your own custom CIM
